Industrial Roofing

Big-span roofing, cladding and refurbishment for factories, warehouses and manufacturing.

Industrial roofs are a different animal — big spans, exposed sites and no room for downtime. We refurbish, re-roof and repair factory, warehouse and distribution roofs across the West Midlands, and we plan the work so your operation keeps ticking over while we do it.

What we handle

  • Strip and re-sheet — pulling off the old roof and re-sheeting with a modern, insulated system.
  • Over-sheeting — a new roof installed over the existing one, with less disruption and less waste to skip.
  • Metal and composite cladding — roof and wall sheeting, repairs and full replacement.
  • Cut-edge corrosion treatment — get years back out of profiled metal sheets and seams before they need replacing.
  • Gutter lining and rainwater systems — seal and refurbish large-span gutters without ripping them all out.
  • Rooflight replacement — bring back the daylight and sort out fragile, dangerous rooflights.

Planned around your shifts

Every job gets proper method statements and risk assessments, IPAF-trained operatives working safely at height, and a programme built around you — including phased areas and out-of-hours work if that’s what keeps production moving. We’re SMAS accredited, so the health and safety side is genuinely audited, not just claimed.

Asbestos cement roofs

Plenty of industrial buildings across the region were roofed before asbestos was banned in 1999, and asbestos cement sheets are still common. Left alone in good condition they’re not an immediate danger — but once they’re brittle, cracked or leaking, they need a proper plan. Depending on the building, that’s either careful removal and replacement with a modern insulated system, or encapsulating and over-sheeting the existing roof. Either way, it’s done safely and to HSE standards.

Fragile roofs and rooflights

Old rooflights and fibre-cement sheets are fragile, and falls through fragile roofs are one of the most serious risks in our industry. We treat every industrial roof as fragile until proven otherwise — crawl boards, safety netting or edge protection as the job demands — and replacing tired rooflights with modern, non-fragile ones makes the roof safer for everyone who goes up there afterwards.

Refurbish before you replace

Not every tired industrial roof needs replacing. On a lot of profiled metal roofs, cut-edge corrosion treatment, new fixings, gutter lining and rooflight replacement will add years for a fraction of the cost of re-sheeting. We’ll give you the options side by side after the survey.

Questions we get asked

Can you re-roof without shutting the building?

In most cases, yes. Over-sheeting is designed to be done with the building in use, and on a strip-and-resheet we phase the roof in sections and keep the building weathertight at the end of every day.

Do you work on live production sites?

All the time. We’ll work to your permits, inductions and exclusion zones, and around shifts, deliveries and cranes.

How long does an industrial re-roof take?

It depends on the size and the system, but we’ll give you a programme with the quote so you can plan around it — including phasing and any out-of-hours work.

Running a big site? Ask us about a planned maintenance programme. A couple of inspections a year catches the small stuff before it turns into a five-figure repair.
