Repair, refurbish or replace?
It’s the first question everyone asks, and the honest answer depends on the roof. A lot of commercial roofs that look tired can be repaired or refurbished for a fraction of the cost of replacement — a liquid coating over a sound felt roof, new details around plant and rooflights, or cut-edge treatment on a metal roof. Others have been overlaid too many times or are saturated underneath, and patching them is throwing money away. Planned maintenance
The cheapest roof is the one that gets looked after. A planned maintenance programme — usually one or two inspections a year — clears outlets and gutters, catches failing seams and flashings early, and keeps manufacturer guarantees valid. It also gives you a documented record of the roof’s condition for insurers and tenants.
